Richmond setback requirements

Envelope drawn2 districts encoded from RMC Table 15.04.201.030 · reviewed 2026-07-21

Lekua resolves a parcel’s jurisdiction and zone, then draws this envelope on the site plan with its citation in the title block. Enter a Richmond address and the setbacks arrive already drawn.

The envelope

What the numbers below make on the ground. Shown for the first district in the table; the rest follow the same geometry at their own dimensions.

The hatched band is the yard — ground the code gives up. Drawn not to scale: the yards are proportional to each other, so the deepest one fills the band and the rest follow. The dimensions carry the real numbers, and the export draws them on the actual parcel outline.

Richmond setbacks by district

Every row is produced by the same function the exporter calls, so this page cannot drift from what the drawing gets. The citation under each row is what prints on the sheet.

Corner lots: 7.5′ on the secondary street frontage.

RMC Table 15.04.201.030 (RL1 — Single-Family Very Low Density Residential): front 20; interior side 6; street side 7.5; rear 20. Front is BLOCK-FACE contextual (§15.04.201.030(B)): the required front is the average of improved abutting lots on the block face, capped at 20 ft — the table baseline draws as the conservative value. On slopes ≥20% the front may drop to 10 ft with an 18 ft garage setback (owner option — full front drawn). Reversed-frontage corner lots: the rear quarter of the exterior side must equal the adjoining lot’s front yard (§15.04.201.030(E)). RL1/RL2 rear may reduce to 10 ft if combined front+rear ≥ 40 ft (§15.04.201.030(F)) — full rear drawn. Narrow lots (avg width ≤45 ft): min side = 10% of width or 3 ft, whichever is greater (§15.04.201.030(D)). Multifamily (RM), commercial, and overlay districts not captured — verify those with Richmond Planning. Source: Municode Table 15.04.201.030 (Ord. 30-18 N.S.; 27-20 N.S.), print 2026-07-21.

What the export says about this table

Richmond RH, RL1 and RL2 captured 2026-07-21 from the current code (Municode Table 15.04.201.030; Ord. 30-18/27-20 N.S.): RH 25/10/10/25, RL1 20/6/7.5/20, RL2 20/5/7.5/20 (front / interior side / street side / rear). Block-face front caps, the 20%-slope reduction, RL1/RL2 combined rear yards and narrow-lot side rules apply but are not computed. Multifamily, commercial and overlay districts, and the tree and watercourse ordinances, are not captured.

Richmond setback FAQ

What are the residential setbacks in Richmond?

In RL1 the code sets a 20 ft front yard, 6 ft sides, and a 20 ft rear yard. The full table is below, transcribed from RMC Table 15.04.201.030 with the citation attached to every row. This table has passed independent review, so Lekua draws the setback envelope on the site plan for a Richmond parcel.

Does Lekua draw the setback envelope for Richmond?

Yes. Richmond is one of the jurisdictions whose table has passed review, most recently on 2026-07-21, so the envelope is drawn on the DXF and the PDF site plan with its citation in the title block.

Where do these Richmond setback numbers come from?

They are transcribed from the adopted code — RMC Table 15.04.201.030 — and this page renders them by calling the same function the exporter calls, so what you see here is what the drawing gets. Zoning changes; verify against the current code and with the planning department before submittal.

Can I get a CAD base map for a Richmond parcel?

Yes. Enter any Richmond address and Lekua returns a layered DXF base plan and a PDF site report — property lines, 1–2 ft contours, building footprints, CAL FIRE defensible-space zones, soil, seasonal sun, and a native plant palette matched to the parcel, alongside the zoning determination.
